How to Become a Real Estate Agent

     Interested in becoming a real estate agent? To be eligible to become a real estate agent you will need to be at least 18 or 19 years old depending on the state, have a legal US residency, complete required pre-license education and pass your national and state license examination. Becoming a real estate agent is very time consuming and honestly you will make many sacrifices to become an agent.      I was currently working a full time job and I decided to embark into entrepreneurship. Before jumping straight into real estate I did much research on the  pros and cons of being a real estate agent. The cons were quite scary, for instance , I wouldn't have steady income within my first year  of becoming an agent and that this  career is solely based off commission. YIKES! But somehow I was still intrigued because in my opinion the pros outweighed the cons and if I stay dedicated, have a good attitude and solid work ethic this business could be very lucrative. So I decided to take the proper steps to get my license. Before  we move forward I am a resident of Missouri, and requirements are different in other states. I enrolled in Coldwell Banker Gundaker School of Real Estate for their night classes. They provided an essential pre-licensing package and the tools needed to become an agent in MO. They provide the 48 hour Pre -Exam, 24- Hour Practice Course , and study-aid materials including an in-class binder. I am going to mention getting into real estate is very expensive . To enroll into Gundaker the night course will almost cost up to $400. The night course was over a 3 week span and each class was at least 3 hours long. I am going to be honest, the classes will teach you nothing about selling homes, you'll learning all the laws and requirements pertaining to real estate.

     The first class was very overwhelming for me because the school provides you with this gigantic binder with material you know nothing about and the teacher jumps right into teaching the class. I sat at the desk and started to reconsider the field but then I came back to reality, I was not going to quit because quite frankly I just paid a lot of money for the pre-licensing courses. There is so much material to learn in a short period of time. The teacher can only go over so much in 3 hours and the remaining chapters they are unable to teach, you will have to teach yourself by the next class. I would personally set time out  of my schedule before the next class to go over the material that was taught in class and go over the chapters that the teacher was unable to teach. As the course continued the material became easier to digest, there is not much slacking while taking those courses because you have to at least know the material to pass your exam for your 48 hour Pre-Exam. If you do not pass then you can not continue to get your license. Before you leave class you will know if you passed or failed. Luckily, I passed and  once you receive your certificate for your 48 hour Pre- Exam , you have exactly 6 months to pass your national and state exam to get your license.

      Since I thought I was so smart and knew everything about real estate I took my exam for my license the week after I received my certificate and I totally failed. In Missouri you need a 70% to pass national and 75% to pass state, you will need to pass both sections on the test in order to pass the overall exam. Not to mention you have to pay to take the exam which has over 100 questions , multiple-choice and the national and state questions are mixed in together. After I failed the exam I took my studying very serious , I studied everyday for at least 2 months . Real estate basically took over my life , it was basically work and real estate. I sacrificed time with my family, friends, dating, social gatherings , working out and much more.

     I was determined to pass my test , so I reached out to the president of the school for test techniques. The test technique that stood out to me the most was to read the answers before the question. That technique was the most helpful. I also believe that technique help me pass my license exam. After you  pass your license exam you are STILL not done testing, you will have to take your 24 hour Practice Course. The 24 hour exam was the most easiest of all the exams because you can take the test at home , basically you can not fail the exam.  Once you pass all the exams you are now eligible to sign with a broker to receive your license.  Two weeks later I signed with my current real estate company! In conclusion, it takes focus, determination , and dedication to succeed in this field. I hope this blog post was helpful in your real estate journey.
