Easy Home Improvements: Before Selling Your Home

EASY HOME IMPROVEMENTS :

 BEFORE SELLING YOUR HOME

Preparing to sell your home? A few minor improvements can make a major difference in the eyes of potential buyers. Quick fixes before selling a home always pay off. If you're looking to sell your home quickly and efficiently, I recommend these easy home improvements before putting your home on the market.

Curb Appeal

Make a great first impression! Adding landscaping, new paint and replacing rotting wood could make a significant difference to your home. The most important home improvements are those that improve your home curb appeal. Sellers can hire a landscaper, or they can plant their own flowers, edge the lawn and update their outdoor furniture.

Declutter

Get rid of the clutter! Remove unnecessary items from your home. Why? Clutter makes a home appear smaller and disorganized. When house hunting, buyers are wanting to see the potential of your home and not mess scattered throughout the house. Declutter your home by renting a self-storage unit to store your belongings before and during your move. Sellers can also donate items to second- hand stores such as the Goodwill. Investing in your time to declutter can go a long way to getting your home sold.

Flooring

To achieve the best price for your home, invest in wood floors. But, if sellers have carpet it is best to steam it rather than replace it. Sellers could spend a lot of money to replace carpet that the new owner may rip out and replace with ceramic tile or hardwood.

Paint

In a lived-in home, fingerprints, peeling paint and dings can go unnoticed. It is always best for your home to have fresh paint on the walls in a neutral color. Neutral colors will make a home seem larger, cleaner and more appealing. Removing old, dated wallpaper is also important.

Consider a kitchen/ or bathroom upgrade

Updating the kitchen and bathroom is adding value to your home. If the sellers have a small budget, there are some upgrades that are cheap, easy, and fast. Sellers can replace cabinets, update doorknobs, clean the grout, update bathroom vanity, replace faucets, apply fresh caulk and remove rust stains.

Maintenance and repairs

Address the basics! Investing in maintenance and repairs are crucial to a home sale. Sellers repair plumbing leaks, insulate the attic, replace or repair leaky windows, install storm doors, replace gutters and inspect the furnace and the septic system.

Lighting

Lighting noticeably enhances a home appeal. When considering lighting sellers will need to remember that high wattage bulbs make small spaces feel larger, and soft lighting brings warmth to empty spaces.  Sellers will need to fix broken panes, make sure windows open, consider a dimming switch, sun tubes and lights that use motion detectors to turn themselves off. Light fixtures can also be worth the investment. Sellers can find cheap and modern light fixtures at their favorite home improvement store.
